Marketing. One of the most important aspects in selling your property. Amazingly, even though we are a small family owned independent group surrounded by corporate conglomerates, we still use almost the exact same tools as the corporations and internet companies do to keep a pulse on this ever-changing market. The main difference? We add in our belief in old-fashioned hands on service. We personalize our marketing and service for each client specifically – and we discovered it makes all the difference.

  • We start by coming by your property, taking a quick look around, and giving you a price range based on the current market and property condition. We will give you tips on what to do to improve the value, or get the property ready for sale.
  • We put things in writing for you. We know you don’t sell as many houses a year as we do, and it’s a lot of information to remember off the top of your head.
  • Resources! We give them to you! Help decorating? Fixing things? Cleaning? If you can dream it up – I am willing to bet we have a contact for it that we have worked with in the past. So if you need an accountant, dog sitter, plumber, landscaper, painter – we have those and we are happy to share.
  • We host our own Agent Tour at your property. That’s right. Its rare, I know – but one of us will be there. For those of you first time sellers, Agent Tour is a day when your property is open for real estate agents to come by and preview your home. It helps them decide if they want to call their potential buyers and tell them about your property. We are there to answer any questions they have about the property and get feedback from them – face to face. Yep. We actually talk to them. No texting or emailing “Do you think your clients will like the house?” Old fashioned I know – but it works.
  • We hold all of our own open houses. This is important. We will not leave a brand new agent at your house to try and “get new buyers”. We don’t pay someone else so we can have Sunday off. We stay at your open house and answer questions for people interested in buying it. Many buyers see homes on the internet now and go out and look by themselves. It is valuable to have a knowledgeable agent right there waiting for them – in case they have questions.
  • We check on your property almost daily. We don’t just put a sign in the lawn and wait for it to sell. Many times, you will have moved out already. We make sure the property is okay during the selling period.
  • Exposure. It’s what’s for dinner. You can’t sell to a buyer that never even finds out about your house. We put it on the internet. We write blogs about your house, we upload pictures to our facebook fan page, we tweet when your house will be open. We take out local newspaper ads, we use old-fashioned open house signs, we make flyers, and we personally answer our phone. That’s right – people call and we answer. No answering service automated nonsense. We reply to their emails and we actually get in the car and go show them your property when they ask to see it. Its as simple as that.
  • Multiple Listing Service (MLS) – the most effective marketing tool available. This tool shows your property to thousands of hard working full time agents with qualified buyers. We keep the information up to date so agents know when your property will be on open house and Agent Tour. We can add virtual video tours or multiple interior and exterior still photos to let people see the outstanding features of your property. We also have memberships to multiple MLS areas. We make sure the right agents see your property.
